Astor Geel - careproject

In Geel, the non-profit association Astor will set up a residential care cluster which will provide a total of 116 assistance homes and 52 group rooms. The project is a laureate of the "pilot projects care" of Minister of Deurzen. Unique is that buildings will be erected in a timber frame structure (CLT concept).

The accommodations are scattered over a total of four buildings: one high and one low tower, a link building and eighteen independent houses. Underneath the buildings there is an underground parking and most of the the technical installations. For the entire site, there will be a central boiler room which will provide the heat for the whole site, distributed via a heat network to the various buildings.

Special attention was paid to the comfort studies and the impact of the timber frame structure on the summer comfort of the buildings. 

The entire project includes:

  • 52  rooms for 1 person
  • 98 apartments (assistance flats) for 2 persons
  • 2 hotel rooms
  • day centre for 20 guests
  • nursery for 18 children
  • 2 trading countries
  • service centre for activities for up to 50 people
  • restaurant for 100 people


Ingenium was responsible for the study of the technical installations, the energy concept, the feasibility studies and the EPB reporting and site supervising.
